These Booking Conditions form the basis of your contract with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.
At Just Holiday Villas 4 U, we priortise the
protection of our clients' interests. Before making any bookings,
we kindly request you to carefully read and ensure your
satisfaction with our terms and conditions.
At Just Holiday Villas 4 U, we pride ourselves on being a reliable and professional intermediary between renters and owners of privately owned properties in Tenerife.
- Fully Managed Properties: When we manage a property entirely, we ensure it meets the owner's expected standards while also assisting in generating rental income.
- Rental Agent Services: For properties we do not directly manage, we conduct bi-annual inspections to verify that they are being properly maintained by the respective management company or owner.
Booking Terms & Conditions
All bookings made directly through Just Holiday Villas 4 U are subject to our Terms & Conditions. However, if you book through a third-party platform such as Booking.com, Airbnb, or similar services, their specific booking terms will apply.
Your Holiday Booking Agreement
1. Party Leader Responsibility:
- By making a booking as the "Party Leader," you confirm that you have the authority to accept and agree to these terms and conditions on behalf of your entire party.
2. Booking Eligibility:
- You must be at least 25 years old to make a booking.
3. Group Restrictions:
The majority of our villas are intended for families and those seeking a peaceful and relaxing holiday experience. To maintain a comfortable and enjoyable atmosphere for all guests, we have specific policies regarding group bookings:
- Family-Oriented Stays: Most of our villas are exclusively available for families and mixed groups.
- No All-Male or All-Female Party Groups: We do not accept bookings from all-male or all-female groups who intend to use the villa for parties, celebrations, or similar gatherings.
- Considerate Bookings: If your group does not fit the standard family structure, we strongly recommend contacting us before making a reservation to confirm eligibility and avoid any booking issues.
These restrictions are in place to ensure all guests have an enjoyable stay and to prevent disturbances to the surrounding community. If you have any questions regarding your group's suitability, please get in touch with us before finalising your booking.
4. Governing Law and Jurisdiction:
All contractual agreements made through Just Holiday Villas 4 U shall be governed by and interpreted in accordance with the laws of Spain. By entering into this agreement, all parties acknowledge and accept that any disputes, claims, or legal proceedings arising from or related to these terms and conditions shall fall exclusively under the jurisdiction of the Spanish Courts. This jurisdiction applies regardless of the country of residence of the contracting party, ensuring that any legal matters will be resolved in accordance with Spanish legal procedures and regulations.
5. Your Personal Details
"Just Holiday Villas 4 U" acts as an intermediary and is not the owner of the villa you have booked. As part of our commitment to facilitating your reservation, we reserve the right to share the personal details of the Party Leader and all party members when necessary. This may include, but is not limited to, providing information to the villa owner, property manager, local authorities, or other relevant third parties in compliance with legal requirements, safety regulations, or operational needs related to your stay. By making a booking through us, you acknowledge and agree to this policy

To assist in reserving your holiday villa, we have amended the Cancellation Policy as follows:-
In case you need to cancel your holiday, the following guidelines will be applicable:
- If you cancel within 24 hours of booking the villa, you will receive a full refund to your credit/debit card without any questions asked.
- If you cancel up to 55 days before the check-in date, you will be eligible for a 75% refund of the amount you have already paid, excluding the 5% administrative fee from the deposit payment.
- If you cancel 54 days or less before the check-in date, unfortunately, you will not be eligible for any refund.
Our Commitment:
We aim to provide a seamless and worry-free booking experience, allowing you to plan your holiday with confidence, knowing your investment and vacation are secure.
Commercial Advertiser Bookings
If you have made a reservation and completed payment through a third-party commercial advertiser, such as VRBO, Airbnb, Booking.com, or any other online travel agency (OTA), please take note of the following important information:
- Cancellation Policy: The cancellation terms and conditions applicable to your booking are those set by the specific commercial advertiser through which you made your reservation. These terms may vary depending on the platform's policies, the selected rate type, and any additional conditions set by the advertiser.
- Precedence Over Our Terms & Conditions: In cases where there is any discrepancy between the cancellation policy of the commercial advertiser and the Terms & Conditions of Just Holiday Villas 4 U, the policy of the platform you booked through will take precedence. This means any amendments, refunds, or cancellation requests must be handled directly through the respective platform according to their guidelines.
For any queries regarding modifications, cancellations, or refunds, we recommend contacting the customer support team of the platform where you made your reservation. If additional assistance is needed, we are happy to help within the scope of our role as property managers.

Holiday Payment and Booking Terms
Booking Confirmation and Contract Formation:
- By submitting a booking as a consumer, you acknowledge that we are not liable for any business losses incurred.
- To secure your booking, complete the Booking Form and click "Submit."
- Upon receipt and acceptance of the completed Booking Form and Initial Deposit, we will issue written confirmation.
- The contract between you and Just Holiday Villas 4 U is established only upon our issuance of this written confirmation, and is subject to these terms and conditions.
- We reserve the right to decline any booking prior to issuing written confirmation. In such cases, a full refund of any payments made will be provided.
- Please carefully review the written confirmation and notify us immediately of any errors or omissions.
Payment Schedule:
- The remaining balance of your holiday payment must be received at least 55 days prior to the holiday start date.
- Failure to pay the balance within this timeframe grants Just Holiday Villas 4 U the right to cancel the booking.
- In the event of cancellation due to non-payment, the Initial Deposit will not be refunded.
- Payments can only be made through credit/debit card via the website.
Third-Party Bookings:
- If you booked and paid through commercial advertisers (e.g., VRBO, TripAdvisor, Airbnb, Booking.com), they may charge a separate service fee.
- The cancellation policy applicable to your booking will be provided by the respective commercial advertiser.
Arrival and Property Information:
- Detailed arrival instructions, key collection procedures, and property information will only be provided upon full payment of your holiday.
Confirmation and Booking Details
Upon receipt of your confirmation invoice, final itinerary, and all accompanying documents, please review them carefully and promptly. If you identify any discrepancies or inaccuracies, notify us immediately. Late modifications may not be possible.
We are committed to delivering your holiday as confirmed. However, any subsequent cancellations or modifications initiated by you may incur amendment charges.
Please note that we reserve the right to decline your booking. In such instances, all funds previously paid will be refunded.
Property Ownership and Responsibilities
The property owner assumes full responsibility for the property, including but not limited to:
- Local taxes
- Rental licenses
- Insurance coverage
- Urbanization and community charges
- Utility bills
- All other ongoing property expenses
Any insurance claims related to property usage should be directed to the property owner.
Booking Modifications
Changes to Travel Arrangements:
- If you wish to modify your travel arrangements (e.g., departure date), we will endeavor to accommodate your request.
- However, fulfilling such changes is not guaranteed.
- The Party Leader must submit a written request via email at least 55 days prior to the scheduled arrival date.
Substitution of Party Members:
- If a party member withdraws, a substitute is permitted, provided they meet the original booking requirements.
- Written notification is required at least 55 days before the planned arrival.
- A new booking form must be completed.
General Booking Amendments:
- All booking amendment requests must be submitted via email to the address specified in your written confirmation.
- Requests must be made at least 55 days prior to the scheduled arrival, subject to availability.
- Revised dates must fall within the same calendar year as the
original booking and pertain to the same villa.
- Example: A 2025 booking can only be amended to dates within 2025.
- Price changes may apply to the modified booking.
- Bookings made through commercial platforms (VRBO, Airbnb, Booking.com) may not be eligible for date changes.
- Confirmation of approved changes will be provided via email.
If You Cancel Your Holiday
Cancellation Policy
To confirm your cancellation, please send an email to the address provided in our confirmation.
Refund & Deposit Policy
- Full Refund: If you cancel within 24 hours of booking, you are eligible for a full refund, minus a 5% administration fee.
- Non-Refundable Deposit: After the 24-hour period, the booking deposit becomes non-refundable.
- Villa Changes: If you choose to switch to another villa, your deposit cannot be refunded or transferred.
Cancellation & Forfeiture
- Within 55 Days of Arrival: If you cancel within 55 days of your arrival date or after the balance has been paid, the full rental fee will be forfeited.
- After Arrival: If you cancel your holiday after arrival, no refund will be provided for the remainder of your stay.
Third-Party Booking Platforms
- For bookings made via VRBO, Airbnb, or similar platforms, all payments made are non-refundable except for their cancellation policy.
Travel Insurance Recommendation
- While not compulsory, we strongly recommend obtaining cancellation insurance to protect against potential penalties.
- When planning your trip, we highly recommend comprehensive travel insurance that includes "Travel Disruption Cover" to cover unforeseen delays and costs.
Coronavirus Disclaimer
Due to the ongoing Coronavirus epidemic and government-imposed regulations, Just Holiday Villas 4 U and the villa owner cannot accept responsibility for cancellations or any financial losses resulting from these controls. As this situation is beyond our control, we strongly advise obtaining suitable travel insurance
Changes & Cancellation by us
Alternative Accommodation & Refund Policy
If the selected property becomes unavailable for any reason (e.g., failure to meet our maintenance standards), except in cases of FCDO restrictions or government-imposed lockdowns (as outlined above), we will offer either:
- An alternative property, or
- A full refund before your scheduled stay.
If the alternative property is more expensive than the original, you will be responsible for covering the price difference. Once you accept the alternative property, no refunds will be issued.
Should your originally booked villa become available again, we reserve the right to transfer your reservation back to the original property at the initial price.
Terms & Conditions that apply to ALL reservations
Your Accommodation

This accommodation is exclusively reserved for the individuals listed on the booking form. No other guests are permitted to stay unless prior written approval has been obtained from us, along with any necessary payments (if applicable).

If you or any member of your party causes damage, loss, or breakage to any property, or if additional cleaning is required, a local charge will be applied. Alternatively, an invoice will be sent to you upon your return to the UK. This invoice will include a 15% administrative fee in addition to IGIC.

Just Holiday Villas 4 U reserves the right to deduct any applicable charges from the Breakages Deposit, including the 15% administrative fee.
Holiday Insurance
- Individual Responsibility: Each member of the traveling party is solely responsible for obtaining and maintaining adequate holiday insurance.
- Limitation of Liability: Just Holiday Villas 4
U shall not be held liable for:
- Any loss, damage, or personal injury.
- Expenses related to medical or other treatments.
- Lost or stolen passports.
- Missed flights or similar incidents.
- Required Coverage: By agreeing to these terms,
you confirm that you will arrange comprehensive travel insurance
for each member of your party, including coverage for:
- Cancellation.
- Flight delays.
- Loss and damage to baggage and other belongings.
- Health insurance with evacuation and repatriation coverage.
COVID-19 Travel Guidance
Please be aware that it is your obligation to travel safely and responsibly while also adhering to the latest government guidelines. Full details can be found on Gov.uk.
Government regulations on COVID-19 change frequently. Before you travel, you need to ensure you have checked and understood the relevant regulations applicable to you, your location, your destination and the make-up of your party as it is your responsibility to comply.
Visa, Passport & Health Requirements
- Assumption: Unless otherwise specified, we assume all members of your party are British citizens holding valid British passports for the duration of your travel arrangements.
- Information Basis: Details provided regarding visa, passport, and health requirements are based on this assumption and their relevance to your situation.
- Important Note: Requirements are subject to
change. It is strongly recommended to verify current information
with:
- The arrangement provider.
- The Passport Office.
- The relevant embassy or consulate.
Guest Identification Requirements in Canary Islands Holiday Dwellings
Legal Basis:
- Article 8.2 of the Canary Islands Holiday Dwellings Regulations, established by Decree 113/2015 of May 22nd, mandates that owners and operators of holiday accommodations must transmit guest information to the General Police Directorate.
- Royal Decree 933/2021 of October 26th, published in the BOE (Official State Gazette), further specifies the requirements for guest registration.
Guest Registration Procedures:
- All guests aged fourteen (14) years and older are required to complete and sign entry forms, adhering to the prescribed system and model.
- For guests under the age of fourteen (14), their details must be provided by the accompanying adult legal guardian.
Obligations of Accommodation Providers:
- Prior to commencing operations, accommodation providers are obligated to notify the competent authorities of guest data, following the established procedure.
- This notification must be made promptly, and no later than 24
hours from the following events:
- a) The moment of reservation or contract formalisation, or any subsequent cancellation.
- b) The commencement of the accommodation services.
Occupancy and Guest Policy
- Maximum Occupancy:
- The number of guests occupying the holiday accommodation must not exceed the maximum allowed as stated in the booking agreement.
- Any deviation is strictly prohibited.
- Registered Guests:
- All guests must adhere to the rules and regulations of the accommodation.
- Overnight stays by unregistered individuals require:
- Prior communication and approval from the property management.
- Potential application of an additional fee.
- Compliance with Regulations:
- Guests are required to consistently comply with all sanitary measures.
- Guests must adhere to the government's maximum occupancy guidelines.
- Prohibited Activities:
- Social gatherings and celebrations of any kind are strictly prohibited within the accommodation and its surrounding areas.
Liability and Arrival/Departure Policies
Liability of Just Holiday Villas 4 U
Just Holiday Villas 4 U shall not be liable for any loss, damage, injury, or death arising from circumstances or events beyond its reasonable control. These include, but are not limited to:
- Acts of God
- Governmental actions
- War or national emergency
- Acts of terrorism
- Protests, riots, civil commotion
- Fire, explosion, flood, epidemic
- Lock-outs, strikes, labor disputes
- Restraints or delays affecting carriers
Furthermore, Just Holiday Villas 4 U shall not be liable for illness, injury, or death caused by the Party Leader or any member of the party.
In any circumstance, the total liability of Just Holiday Villas 4 U shall not exceed the total price of the holiday booking.
Arrival and Departure Times
- Arrival:
- Upon arrival on the scheduled arrival date, guests may proceed directly to the accommodation, unless notified otherwise via email.
- A revised arrival time of 4:00 PM may be implemented if the previous guests are scheduled to depart at 10:00 AM and the new guests arrive on an early flight.
- Departure:
- Guests are required to vacate the premises by 10:00 AM on the departure date, unless a prior arrangement has been made to extend the stay.
- Extended stays are subject to villa availability and must be agreed upon in advance.
- Delayed Arrival:
- In the event of a delayed arrival, it is imperative to contact the designated person listed in the provided directions to arrange alternative access. Failure to do so may result in denied entry to the property.
- If arrival does not occur by midday on the day following the scheduled arrival date, and the contact person is not notified of the expected late arrival, the booking will be considered cancelled by the guest.
Accuracy of Information
- We regularly update our website to provide the most current and accurate information.
- We promptly make necessary amendments in response to any changes.
- However, advertised property details may differ from the actual
state due to modifications arising from:
- Local circumstances
- Maintenance requirements
- Water shortages
- Unfavorable weather conditions
- Fuel shortages
- Power outages
- Other circumstances beyond our control
- We will make every effort to inform you promptly of such changes.
- We cannot be held responsible for circumstances beyond our control.
- Availability of amenities (restaurants, communal pools, water sports, water parks) may vary seasonally.
- For bookings made through other websites or booking agents, discrepancies should be addressed directly with them.
- Just Holiday Villas 4 U is not liable for issues related to other websites, social media platforms, or booking agents.
Building Works and Noise
- Construction work and noise are sometimes unavoidable in residential areas.
- We have no authority over these activities and receive no prior notice.
- We will strive to notify you of potential construction affecting your holiday, but prior notification may not always be possible.
- We do not offer compensation for inconveniences caused by construction.
- We are not accountable for other noise sources, including:
- Noisy individuals in the vicinity or complex
- Noisy Neighbours or parties
- Bustling main roads
- Nearby establishments (bars, restaurants)
- Low-flying aircraft
Internet & TV Services
Internet
- We are pleased to offer complimentary superfast WiFi at all our properties.
- While we strive to provide a reliable connection, please understand that we cannot guarantee uninterrupted service. Factors beyond our control may affect WiFi availability.
- Access to our WiFi service is provided at no additional cost.
Television
- Our television service features a diverse range of channels in multiple languages, catering to an international audience.
- Please note that we cannot guarantee continuous, uninterrupted TV service or access to catch-up TV. External factors may influence availability.
- In the event of disruption to internet or TV services, we regret that we cannot offer compensation or refunds. We will, however, make every effort to restore services promptly. Please be aware that engineer resolution may take several days.
Complaint Procedure
- We aim to provide you with an enjoyable holiday experience. If, however, issues arise, we are committed to resolving them promptly and amicably.
- Please report any complaints immediately to the villa management company or the property owner (if directly managed). This allows for swift action.
- Just Holiday Villas 4 U cannot be held liable for complaints not reported to the villa management company, unless there is a valid reason.
- Prompt notification is crucial for effective resolution. Discuss concerns during your stay.
- For temporary issues such as cleanliness or maintenance, please register your complaint while on the premises.
- If the villa management company cannot resolve the issue, submit a written complaint to Just Holiday Villas 4 U within 28 days of your holiday's end. Complaints received after this period may not be considered.
- Please be aware that our properties are private dwellings, not official tourist structures. They reflect the owner's architecture, furnishings, local traditions, and personal taste.
- This offers an authentic local experience, but minor inconveniences may occur due to the unique nature of the property and its surroundings. These are not grounds for complaints.
- Privately owned accommodations vary in taste and comfort. Disliking an owner's taste or comfort level is not a valid complaint.
Guest Behavior
- Just Holiday Villas 4 U reserves the right to terminate your holiday if your behavior, or that of your party, causes distress, damage, danger, or annoyance to other customers, employees, accommodations, or individuals.
- Illegal or immoral activities are strictly prohibited.
- If the property is misused for "parties," you and your guests may be asked to vacate.
- In such cases, Just Holiday Villas 4 U will not provide refunds, compensation, or cover additional costs.
- Just Holiday Villas 4 U is not responsible for the behavior of other guests.
- Adults are responsible for supervising children at all times.
Swimming Pool, Jacuzzi Hot Tub & Sauna - Important Information
Safety and Supervision:
- Children must be supervised by adults at all times while using the swimming pool and its surrounding area.
- Swimming alone is strongly discouraged.
- Use of the pool and its surrounding area is at your own risk.
- Neither the Management Agency nor the homeowners are liable for any accidents that may occur in or around the pool.
Pool Heating:
- During winter months, swimming pools are heated at no additional cost.
- In summer, pool heating is an optional extra. Please inquire about pricing and availability when booking your villa.
Pool Maintenance:
- Swimming pools are regularly cleaned and maintained.
- Due to environmental factors (dust, dirt, leaves, particularly in winter or near golf courses), pools may require additional cleaning.
- In the event of heavy winds and rain, efforts will be made to re-clean pools, but delays may occur.
- No compensation or refunds will be provided if the pool is unavailable for use.
Jacuzzi Hot Tub & Sauna:
- In the event of a malfunction of the Jacuzzi Hot Tub, Sauna, or Swimming Pool, we will strive for prompt repair.
- Repairs may be delayed due to the need for specialized expertise and contractor availability.
- No compensation or refunds will be given if these amenities are unavailable for any reason.
Pets / Animals
Unless otherwise advised, pets and animals are not permitted in the accommodation.
Access
The owner or his representative is authorised to enter the holiday rental property at any reasonable time during the rental period for the purposes of inspection and maintenance.
Breakages Deposit / Security Bond & Additional Cleaning
Kindly note the following guidelines regarding deposits and liabilities for guests:

Deposit via Credit Card:
Guests who have booked their stay through "Just Holiday Villas 4 U" or "Holidu" are kindly requested to make a returnable deposit via Credit Card at least 7 days prior to their arrival. This deposit will typically be refunded back to the guest's credit card within 7 days after their departure. -
Liabilities for Damage:
While the security deposit is being held, the guest remains responsible for covering the entire cost of any necessary repairs, replacements, or other losses incurred by the Owner due to accidental or negligent breakage, loss, damage, or any other harm caused to the property and/or its contents. Additional charges may be deducted from the security deposit if:- The guest fails to vacate the property at the specified time.
- Any other terms of the agreement are violated.

Cleaning Costs:
If additional cleaning is required beyond standard practices, the cost will be deducted from the security bond at a rate of €25 per hour. -
Administrative Fees:
Any costs incurred for repairs, replacements, breakages, or cleaning will be subject to a €25 per hour administration fee, plus IGIC (Impuesto General Indirecto Canario), to cover the time required to purchase replacement items or arrange for repairs. -
For VRBO and Airbnb Guests:
For guests who have booked and paid through VRBO or Airbnb, the security deposit will be collected along with the final payment and refunded back to the guest within 7 days after their departure. -
Excess Damage:
In the event that the damage to the property exceeds the amount of the breakages deposit, we (the owner) reserve the right to pursue the additional value of the claim.

Cleaning Policy
- Pre-Arrival Cleaning:
- The property will be thoroughly cleaned prior to your arrival.
- Departure Expectations:
- Guests are expected to leave the property in a reasonably clean condition.
- A standard cleaning service is included in the rental price to restore the property to its original state.
- Excessive Uncleanliness:
- If the property is left excessively unclean, requiring more
than the standard cleaning, the owner reserves the right to:
- Arrange for additional cleaning.
- Deduct the associated costs from the security deposit.

Smoking/Vaping Policy
- Prohibition:
- Smoking and vaping are strictly prohibited inside the villas.
- Consequences:
- Any evidence of smoking or vaping will result in an additional deep cleaning charge.
- This charge may amount to €500, depending on the villa.
- The charge covers the thorough cleaning of curtains, bedding, soft furnishings, and other affected items.
- Request for Compliance:
- Guests are respectfully requested to honor the owner's property and refrain from smoking or vaping inside the villa.

Liability Terms and Conditions for villas with an Internal Lift

Availability of the Lift The internal lift provided at the property is available for use to enhance the comfort of your stay. However, please note that while we aim to ensure the lift is operational, we cannot guarantee that it will be available at all times during your stay.

Repairs and Maintenance In the event of a fault or malfunction, we will make every effort to repair the lift as quickly as possible. We will work with qualified professionals to ensure the lift is operational. If parts are required to complete the repair, the process may take longer depending on the availability of necessary components.

No Compensation for Temporary Outage As the lift is provided free of charge, no compensation, refund, or reduction in booking fees will be offered should the lift become temporarily out of order during your stay. We appreciate your understanding in this matter and will work diligently to minimize any inconvenience.

Liability Disclaimer The use of the lift is at your own risk. We accept no responsibility or liability for any injuries, damages, or losses resulting from the use of the lift, including those arising from faults or malfunctions. Users are advised to exercise caution and follow all safety guidelines.
Accommodation Courtesy
While enjoying your holiday, we kindly ask that you respect the accommodation and help maintain its standards. While you are not expected to clean the property, you are responsible for removing any stains and replacing any items damaged by members of your party.
Contractual Relationship
"Just Holiday Villas 4 U" is not, and does not become, a party to any contractual relationship between the Traveller and the Owner. We do not mediate in any disputes that may arise between them. This remains true even if our website facilitates property bookings or provides access to other tools, services, or products.
Force Majeure
We cannot accept responsibility or provide compensation if our contractual obligations are affected by events classified as Force Majeure. This includes, but is not limited to:
- Acts of war or threat of war
- Political unrest and civil strife
- Terrorist activities
- Adverse weather conditions, including volcanic ash clouds
- Strikes, industrial disputes, and riots
- Acts of God, epidemics, and pandemics
- Natural or technical disasters, including nuclear incidents
These or similar events beyond our control may impact bookings, and we are not liable for any disruptions they cause.

Credit Card Chargebacks
If you initiate a credit card chargeback under Section 75 of the credit agreement without following the correct cancellation procedure or in cases where you are not eligible for a refund under our cancellation policy, we will treat this action as a cancellation of your reservation. Additionally, we reserve the right to pursue legal action to recover the outstanding balance related to your booking.
System Errors
In rare cases, errors may occur when inputting prices into our reservation system or website. If a booking is made based on an incorrect price due to a system error, the contract will be void. If this situation arises, you will have the option to either:
- Pay the correct price
- Cancel the booking with a full refund

Changing Your Villa
- Non-transferable Deposit: If you decide you'd prefer a different villa, the deposit you paid on the original booking cannot be transferred to the new villa. It is also non-refundable. Essentially, you'll be treated as if you cancelled the first villa and made a completely new booking.
Final Payment and Late Cancellations
- Loss of Entire Fee: If you've already paid the full rental balance and then cancel, regardless of the reason, you will not receive any refund. The same applies if you cancel within the 55-day window before your arrival, even if you haven't yet paid the full balance.
Additional Notes
- Travel Insurance: The company likely recommends purchasing travel insurance to protect yourself financially in case something unexpected happens (illness, travel disruptions, etc.) that forces you to cancel.

Guests who have booked their stay through "Just Holiday Villas 4 U" or "Holidu" are kindly requested to make a returnable deposit via Credit Card at least 7 days prior to their arrival. -
This deposit will typically be refunded back to the guest's credit card within 7 days after their departure.

Important Notice: Failure to pay the security bond will result in a delay in check-in or denial of access to the villa. In such cases, no refund will be provided for your holiday.

Liabilities for Damage:
While the security deposit is being held, the guest remains responsible for covering the entire cost of any necessary repairs, replacements, or other losses incurred by the Owner due to accidental or negligent breakage, loss, damage, or any other harm caused to the property and/or its contents. Additional charges may be deducted from the security deposit if:- The guest fails to vacate the property at the specified time.
- Any other terms of the agreement are violated

Cleaning:
Prior to the commencement of your rental period, the property undergoes a thorough cleaning. Upon your departure, it is expected that you leave the property in a reasonably clean condition. The standard cleaning service is included in the price and is designed to restore the property to its original state.
However, if the property is left in an excessively unclean state, rendering the standard cleaning service inadequate, the owner has the authority to address the issue and deduct the necessary expenses from the security deposit.
Cleaning Costs:
If additional cleaning is required beyond standard practices, the cost will be deducted from the security bond at a rate of €35 euros per hour. -
Administrative Fees:
Any costs incurred for repairs, replacements, breakages, or cleaning will be subject to a €35 per hour administration fee, plus IGIC (Impuesto General Indirecto Canario), to cover the time required to purchase replacement items or arrange for repairs. -
For VRBO and Airbnb Guests:
For guests who have booked and paid directly through VRBO (not Holidu) or Airbnb, the security deposit will be collected along with the final payment and refunded back to the guest within 7 days after their departure. -

Smoking / Vaping
Smoking or vaping inside our villas is strictly prohibited. Any indication of smoking will require an additional charge for a comprehensive deep cleaning, which may amount to €500 euros depending on the villa. This cost covers the thorough washing of curtains, bedding, soft furnishings, and other relevant items.
